The Family Home Guarantee is an initiative from the Federal Government to help single parents buy their home with a deposit of as little as 2%, without the need for Lenders Mortgage Insurance (LMI). What is the Family Home Guarantee?

In the 2021-2022 Federal Budget, the Australian Government announced 10,000 Family Home Guarantee places, that will be made available over four financial years to 30 June 2025, to eligible single parents with at least one dependent child, subject to their ability to service a loan. These parents are not required to be first home buyers.

 

The Family Home Guarantee allows eligible single parents to buy a home with a deposit of between 2% to 20% of the property’s value (eligibility criteria applies). The National Housing Finance and Investment Corporation (NHFIC), which oversees the Scheme, will then provide a guarantee to the lender covering up to 18% of the property’s value.

 

The NHFIC has appointed Gateway Bank to offer loans to be guaranteed under the Family Home Guarantee, which will support up to 10,000 loans over the next 4 financial years. Apply now to secure your Family Home Guarantee place with Gateway Bank.

Who is eligible?

Eligibility Checklist

You will only be eligible to participate if you can answer yes to the following questions:

  • Will you be an eligible single parent as at your Home Loan Date?
  • Do you have your Notice of Assessment for the 2020-21 income year (as issued by the Australian Taxation Office) (or did you earn less than the tax-free threshold)?
  • Do you satisfy the income test?
  • Will you satisfy the property ownership test at your Home Loan Date?
  • Will you be an Australian citizen at your Home Loan Date?
  • Will you be 18 years or over at your Home Loan Date?
  • Do you have a deposit of at least 2% and less than 20% of the value of the property you would like to purchase?
  • Do you intend to reside in the property you purchase as an owner-occupier while your home loan is guaranteed under the Scheme?
  • Are you sure there are no matters in your personal circumstances that could mean you aren’t eligible for the Scheme?
  • Is the property purchase price within the threshold for your property’s suburb and postcode? You can check this using the NHFIC’s property price threshold tool.

 

How to apply

  1. Check your eligibility.
     
  2. Then register your interest for a Scheme place with Gateway and we will verify your eligibility.
     
  3. Then apply for your home loan with Gateway.
